Research Methodology for the United States Chillers Market

1. Market Definition and Scope

The United States Chillers Market should be defined as the revenue generated from the sale of chillers used to produce chilled water or other cooling fluids for commercial, industrial, institutional, healthcare, data center, and other applications.

The market should include air-cooled chillers, water-cooled chillers, centrifugal chillers, screw chillers, scroll chillers, reciprocating chillers, absorption chillers, and other chiller technologies according to the defined scope.

The market should be segmented by chiller type, technology, cooling capacity, application, end user, and geography. The scope should clearly distinguish chillers from packaged air-conditioning systems, cooling towers, heat pumps, and other HVAC equipment to avoid double counting.

2. Estimate the U.S. Addressable Building Base

The first step should be to estimate the number and floor area of buildings that could require centralized chilled-water cooling.

The analysis should cover:

• Commercial buildings
• Offices
• Hospitals
• Hotels
• Universities
• Shopping centers
• Retail facilities
• Industrial facilities
• Data centers
• Government buildings
• Airports and transportation facilities
• Other institutional buildings

Building stock, floor area, construction activity, and equipment characteristics should be used to determine the addressable chiller installation base. DOE's Building Performance Database provides information on commercial and residential building characteristics, including building type, location, size, age, equipment, and operational characteristics.

3. Estimate Chiller Penetration

Not every commercial or industrial building uses a chiller. Therefore, a chiller penetration rate should be applied to the addressable building stock.

Chiller-Using Buildings = Addressable Buildings × Chiller Penetration Rate

Penetration should be estimated separately by building type because large hospitals, data centers, offices, hotels, and industrial facilities have different cooling-system requirements.

The analysis should also consider building size because centralized chillers are generally more relevant to larger cooling loads.

4. Estimate Installed Chiller Capacity

The installed base should be estimated in both units and refrigeration tons.

For each building category:

Installed Chiller Capacity = Number of Chiller-Using Buildings × Average Chiller Capacity per Building

The installed base should then be divided into capacity categories such as:

• Below 100 tons
• 100–299 tons
• 300–599 tons
• 600–999 tons
• 1,000–1,999 tons
• 2,000 tons and above

Capacity segmentation should be adjusted to the available manufacturer and industry data.

5. Estimate Annual Chiller Replacement Demand

A significant portion of the U.S. chiller market comes from replacement of existing equipment.

The replacement market should be calculated using:

Annual Replacement Units = Installed Chiller Base ÷ Average Chiller Replacement Cycle

The replacement cycle should be differentiated by chiller technology, operating environment, maintenance quality, and application.

Older chillers should also be evaluated for replacement because energy efficiency improvements can provide an economic incentive for upgrading existing equipment.

DOE's FEMP guidance explicitly evaluates chiller purchases using lifetime energy costs and efficiency improvements, demonstrating the importance of replacement and efficiency economics in the chiller market.

6. Estimate New Construction Demand

New building construction should be modeled separately from replacement demand.

New Chiller Units = New Chiller-Using Buildings × Average Chillers per Building

New construction demand should incorporate:

• Commercial construction
• Healthcare construction
• Hotel construction
• Data center construction
• Industrial facilities
• Institutional projects
• Government infrastructure

The number of new buildings should then be converted into chiller units and cooling capacity.

7. Estimate Chiller Units by Technology

The market should be divided among:

Air-Cooled Chillers

Estimate installations using air-cooled systems and multiply the number of units by their average selling price.

Water-Cooled Chillers

Estimate water-cooled installations separately, considering the larger cooling loads and associated infrastructure.

Centrifugal Chillers

Estimate demand primarily from large commercial, institutional, industrial, and other high-capacity applications.

Screw and Scroll Chillers

Estimate installations in smaller and medium-capacity applications.

Absorption Chillers

Estimate installations associated with applications where thermal energy or waste heat can be used for cooling.

DOE's current acquisition guidance distinguishes air-cooled chillers from water-cooled positive-displacement and centrifugal chillers and provides different efficiency requirements according to capacity and operating conditions.

8. Estimate Average Selling Price

The average selling price should be calculated for each chiller category rather than applying one price across the entire market.

ASP = Chiller Equipment Revenue ÷ Number of Chillers Sold

ASP should vary according to:

• Cooling capacity
• Chiller technology
• Air-cooled/water-cooled configuration
• Efficiency
• Compressor technology
• Controls
• Brand
• Application
• Customization
• Installation requirements

The calculation should distinguish equipment selling price from installation, engineering, maintenance, and other services unless those services are explicitly included in the market definition.

9. Calculate the Bottom-Up Market Size

The core market value should be calculated using unit sales and ASP.

U.S. Chillers Market = Σ (Chiller Units Sold by Type × Average Selling Price by Type)

Alternatively, where reliable capacity data are available:

Market Value = Σ (Cooling Capacity Sold in Tons × Average Revenue per Ton)

The unit-based approach should generally be preferred because ASP varies considerably across chiller capacity categories.

10. Estimate New Installation and Replacement Markets Separately

The total market should be divided into:

New Installation Market

= New Construction Units × ASP

Replacement Market

= Replacement Units × ASP

Total Chiller Market

= New Installation Market + Replacement Market

This distinction should be maintained throughout the historical and forecast periods because construction cycles and replacement cycles can behave differently.

11. Validate Through HVAC Equipment Shipments

Manufacturer shipment data should be used to cross-check estimated unit volumes.

AHRI publishes U.S. heating and cooling equipment shipment statistics and maintains historical shipment information. Its statistical resources are useful for establishing manufacturer shipment trends and industry activity.

Where dedicated chiller shipment data are unavailable publicly, AHRI information should be combined with manufacturer disclosures, industry datasets, distributor information, and company-level estimates.

12. Validate Through Manufacturer Revenue

Major chiller manufacturers should be analyzed individually.

The analysis should cover:

• Chiller-related revenue
• HVAC revenue
• Cooling-equipment revenue
• U.S. revenue
• Shipment volumes
• Manufacturing capacity
• Product launches
• Order backlog
• Major projects

The U.S.-specific share of each company's chiller revenue should be estimated before aggregating company-level revenue.

This prevents global HVAC revenue from being incorrectly counted as U.S. chiller revenue.

13. Estimate the Market by Application

The market should be divided into:

• Commercial Buildings
• Healthcare
• Data Centers
• Hospitality
• Retail
• Education
• Government
• Industrial
• Manufacturing
• District Cooling
• Other Applications

For each application:

Application Market = Number of Relevant Facilities × Chiller Penetration × Chiller Units per Facility × ASP

Data centers should be analyzed separately because their cooling requirements, redundancy requirements, and equipment specifications can differ significantly from conventional commercial buildings.

14. Estimate the Market by End User

The end-user analysis should distinguish:

• Building Owners
• Facility Managers
• HVAC Contractors
• Mechanical Contractors
• Industrial Companies
• Data Center Operators
• Government Agencies
• Institutional Organizations

This helps distinguish direct equipment purchases from purchases made through contractors or distributors.

15. Validate Through Cooling Capacity and Energy Efficiency Data

Chiller capacity should be reconciled with energy-performance requirements.

DOE's FEMP guidance distinguishes chiller efficiency requirements according to air-cooled versus water-cooled design, capacity, and full-load versus part-load operation. It also references AHRI 550/590 test procedures.

Efficiency trends should therefore be used as a validation variable for:

• Product mix
• Replacement demand
• Premium chiller adoption
• Technology migration
• Average selling price

16. Estimate Distribution Channel

The market should be divided into:

• Direct Sales
• HVAC Distributors
• Mechanical Contractors
• OEM/Manufacturer Representatives
• Online/Other Channels

Large projects may involve direct manufacturer or contractor procurement, while smaller chillers may move through distributors.

Channel shares should be estimated using manufacturer sales structures, distributor information, contractor data, and industry interviews.

17. Validate Through Construction Activity

New chiller demand should be compared with U.S. construction activity.

The analysis should consider:

• Commercial building construction
• Healthcare construction
• Hotel construction
• Industrial construction
• Data center construction
• Institutional construction
• Renovation and retrofit activity

The construction pipeline should be converted into potential chiller installations based on building area and cooling intensity.

18. Estimate Regional Markets

The United States market should be divided into major regions or states.

A practical state-level approach could include:

• California
• Texas
• New York
• Florida
• New Jersey
• Illinois
• Georgia
• Virginia
• Other states

Regional allocation should consider:

• Commercial building stock
• Climate
• Construction activity
• Industrial activity
• Data center capacity
• Healthcare infrastructure
• Existing chiller installations
• Replacement potential

Climate and cooling demand should be incorporated because the intensity and type of cooling requirements differ across U.S. regions.

19. Validate Through Import and Export Data

Trade data should be used as a supply-side validation.

The framework should be:

Apparent Domestic Supply = Domestic Production + Imports − Exports ± Inventory Adjustment

Relevant HS classifications should be carefully reviewed because customs categories can combine chillers with broader refrigeration or air-conditioning equipment.

Imported chiller units should be separated from components such as compressors, heat exchangers, pumps, and other HVAC parts wherever possible.

20. Estimate Historical Market Size

Historical market values should be reconstructed using:

Historical Unit Sales × Historical ASP

Historical unit sales should reflect:

• New construction
• Replacement demand
• Installed base
• Building construction
• Manufacturer shipments
• Technology mix

Historical ASP should be adjusted for inflation, product mix, capacity, efficiency improvements, and technology changes.

21. Forecast the United States Chillers Market

The forecast should incorporate:

• Commercial construction
• Data center expansion
• Industrial investment
• Healthcare construction
• Chiller replacement cycles
• Building retrofit activity
• Energy-efficiency requirements
• Electrification
• Climate-related cooling demand
• Premium-efficiency equipment adoption
• Equipment prices
• Technology migration

The basic forecast formula should be:

Future Market Size = Base-Year Market Size × (1 + CAGR) ^n

A driver-based forecast should then be used to validate the resulting CAGR.

22. Third Validation and Market Triangulation

The final U.S. chiller market estimate should be validated using three independent approaches.

Demand-Side Validation

Chiller-Using Buildings × Chillers per Building × Units Sold/Replacement Rate × ASP

Supply-Side Validation

U.S. Manufacturer Shipments + Imports − Exports + Inventory Adjustment

Top-Down Validation

U.S. HVAC Equipment Expenditure × Chiller Share

The three estimates should not simply be averaged. Differences should be investigated based on equipment classification, new versus replacement demand, manufacturer coverage, imported equipment, installation revenue, and whether the estimate includes services.

Core Formula

United States Chillers Market = Σ [(New Chiller Units + Replacement Chiller Units) × Average Selling Price]

Alternative Capacity-Based Formula

United States Chillers Market = Σ [Cooling Capacity Sold (Tons) × Average Revenue per Ton]

The unit × ASP model should be the primary methodology, while the capacity-based, manufacturer shipment, construction, and trade approaches should be used as independent validation mechanisms.
